Since 2005, Talus Properties has been rejuvenating buildings and helping to strengthen the neighborhoods we invest in.
We have done this work all around the country. Our team has been involved in projects in Colorado, Florida, Tennessee, Ohio, and even briefly in The Dominican Republic.

Current Project: The Melrose at Midtown
We are returning this vintage apartment complex to the elegance of its best years.
This very sound structure of 100,000 square feet was built in 1959. It is a local Midtown, Memphis landmark. But years of neglect require us to perform extensive work.
Our mid-century modern restoration will bring back its sparkling lights, custom tile and marble, and gleaming chrome. The project includes a new exterior, a new roof, a complete common area re-design (floors, walls, and lighting), and both HVAC and plumbing re-design. Individual units are scheduled to receive new interior floor plans as well as updated appliances, flooring, countertops, and baths. The completed project is scheduled to upgrade from 65 mixed-use units to 85 semi-luxury residential units.
Cherry Creek East Office Building, Denver, Colorado
This 70,000 square foot office building, acquired in 2008, had not seen renovations since the 1970s.
When we acquired the building, it was completely empty. We renovated the building, fixed the elevators, remodeled all interior spaces and invested over $1 million to bring the local landmark back to life. We also located and placed high quality tenants, including education providers, technology firms, and medical professionals. Upon completion in 2012, the building was 100% occupied.
Genesee Plaza, Golden, Colorado
A pleasantly solid building from the start, Genesee Plaza was a 1980s vintage commercial office complex that needed minor updates, custom build-outs, and interior re-design.
During the 22 months that we owned the building, improved nearly every system. The building was 45% occupied upon purchase. At project completion, it was 100% occupied.
The Law Building, St. Petersburg, Florida
Our team’s first project was the Law Building in St. Petersburg, Florida. We led the gentrification of a commercial district in North St. Petersburg by converting a former Unites States Post Office building to private commercial use. The build-out included new interior spaces, employee lounge areas, a full kitchen, and a complete upgrade of paints and finishes. Since the conversion, the project has housed a number of successful professional offices.
